The renovated laboratory suite included advanced BSL-2 labs with cascading air pressures, pass-through windows, ante-rooms and open lab zones designed for efficient workflows. The office areas were updated to include a mix of private and open offices, conference rooms and organized file storage. The warehouse component was reconfigured to provide dedicated shipping and receiving zones, walk-in refrigeration and freezer storage and a defined waste collection area.
Strategic System Upgrades
During preconstruction and throughout the renovation, the team navigated significant challenges, including a compressed six-month schedule and budget sensitivity. The project required extensive upgrades to existing systems and infrastructure, including complete replacement of HVAC and electrical gear with items that had short lead times or required in-stock availability. Drawing on experience with similar laboratory projects, the team ensured that system selections, construction sequencing and procurement strategies supported both schedule and operational continuity.
Optimized Planning
The team provided detailed cost estimating, scheduling and value engineering, collaborating closely with Eurofins and Pulse Design Group to refine scope, optimize non-critical areas and concentrate investment on the laboratory renovation. Value engineering efforts included identifying cost-efficient alternatives for materials, finishes and MEP systems, along with targeted review of MEP specifications to identify over-specifications and opportunities for adjustment without compromising performance. The team also evaluated market options related to equipment selections to ensure best-value decisions.
