HFG led the design process and was already working with the owner when McCownGordon was selected. One of the requirements from the owner’s board of directors was to have a Guaranteed Maximum Price (GMP) in place a mere four months after McCownGordon being selected. The GMP also had to be based on an early drawing package—50% Design Development Drawings.
Initial budgets were nearly 12% over the owners budget. Using cost option solutions, McCownGordon was able to guide the owner and HFG to a solution without cutting square footage from the project. In order to accomplish this tight timeframe and price off this preliminary design we engaged local trade partners early to garner interest in the project. Our thorough bid packages combined with the preliminary drawings provided enough information to the trade partners to bid the project.
The Blackwell Hospital Board approved the GMP on December 19, 2019 easily within their timeline, within their budget and without sacrificing the needs of the facility.
