Prominently visible from a busy street and adjacent to City Hall, Leawood’s Pioneer Library is a symbol for the city. McCownGordon was selected as the construction manager at-risk for the library’s renovation that included interior renovations, a new exterior veneer, roof replacement and an 8,700 square foot addition to the 13,000-square-foot library.

The renovations helped the library meet its vision for family and youth services. The system upgrades also significantly lowered its utility usage and costs. An example of creating value through early involvement was when our team evaluated the life-cycle costs of the HVAC system to find one that met the owner’s needs and budgets while offered more ROI.

Enhanced services include children and young adult areas, larger staff work areas and a drive-up book drop. Entry doors were also replaced to improve access and convenience. The youth area is located beneath a high-bay space, making it easy to identify as a destination.

Clerestory windows bring indirect natural light into the area. The bright, colorful area also accommodates technology for the youngest users with computers, flat screens and gaming spaces, as well as an activity space for children.
